County Considers Grant Street Property for Transition Space during Construction

May 2, 2018 – Chambersburg, PA – Project Manager John Hart addressed the Franklin County Board of Commissioners on Tuesday and requested consideration to lease the Grant Street property, formerly used by Coyle Free Library during their renovation, for use as transitional office space during the Court Facility Improvement Project. The property is zoned appropriately for county needs and comes with 80 parking stalls.

An agreement would be a ten year lease for approximately 16,000 sf, with 5491 sf of office space at $10/sf and 10,509 sf of storage space at $5/sf, to total $107,455 per year. The lease offers a fixed rate and an option to buy when the lease expires.

“This would give us flexibility and help to fulfill needs for both transition space and parking,” said Commissioner Chairman Dave Keller.

The Commissioners moved to sign a letter of intent to lease this space on the north corner of Grant and North Second Streets for the purpose of providing transitional office space and parking for county operations. Staff will work with the owner, b.Developed, to develop a lease for the Board's deliberation at a public board meeting within the next week. 

The Grant Street property space is anticipated to be available by mid-May. Modifications would begin immediately upon entering into a lease to have the property move-in ready before anticipated Court Facility Improvement Project demolition in December. Though the initial use of the property will be for transitional office space, storage and parking during the Court Facility Improvement Project, options for other long term uses of the property may be considered.
