Franklin County Implements New Safeguard For Property Owners

CHAMBERSBURG, Pa. – Franklin County property owners now have an added layer of security in protecting their properties, thanks to the county’s Register & Recorder’s Office.
Franklin County property owners can register for Landex Record Alert to receive notifications any time a document is filed referencing the property’s county-assigned, 20-character tax parcel identification number. There is no fee to register to receive alerts.
While this notification tool is not intended to replace services offered by paid title security companies, Landex Record Alert provides property owners an optional, added layer of security, knowing they could be notified any time a document is filed or corrected in the Franklin County Register & Recorder’s Office.
By law, the Recorder of Deeds is required to record all presented documents that contain the properly executed data and include the required payment. If all the required data is executed properly, staff have no way of knowing if a document is fraudulent. By monitoring the recording of documents under a specific parcel number, property owners have a better chance of finding fraudulent activity that could cost them one of their most valuable assets – their property. Additionally, Landex Record Alert is also a way to monitor and verify that all legitimate documents have been filed after a property owner has finished closing on a property or taking out or paying off a mortgage.
“There has been a noticeable rise in white collar crimes and fraud involving property titles across the U.S.,” said Franklin County Register & Recorder Joy Heinbaugh. “It’s important to monitor any documents filed in your name, and by implementing this service, we hope to help ease the minds of Franklin County property owners.”
